    Please stop referring to "high interest rates". The RBA interest rate is 4.35% and still too low to control inflation and bring the crazy property market down to earth. It's lower than just after the GFC in 2009-2010 and lower than the 30-year average interest rate. USA, Canada, UK, NZ and many other countries have higher interest rates than Australia.

    Australian housing is overpriced and way under debt. The bubble is brewing, and most people assume the highest price sold for a property applies to all properties in the area. It's this thinking plus real estate agents encouraging such thoughts that drive the prices. Supply and demand, fair enough, but the psychology of people has been so engrained with the highest price thinking it's quite psychologically sick. Australia, the bubble is here.

I write about survival, so, no one really needs to know who did what. If we don't do it, someone else will. Don't be an observer. Don't be a complainer. Don't sit around waiting for some consensus of men ..not when your lives are at stake lol. Hi. I'd been trained in lateral thinking in my formative years. Allow me to help. This may sound a little bit strange, but these are the choices I think are least barbaric. Touch any song link for intermission. Free writer lateral thinkers practising honesty weren't provisioned the free hardcore writer's tech by tech developers that we awaited. They basically only sell it to people who mainly only tell people what you want for your money for it, which lowers the collective shock threshold for truth that hurts. With everyone only hearing what they like truth makes more people more angry. More only do what they like, & never what they don't, which will set a terrible precedence for everyone. They want your money, they want your souls, but they only accept money for tech, not compensate the constituent by providing tech to free writer lateral thinkers practising honesty who afford tech with problems solved before their time. Philosophers, hadn't all gone to university. Many of us now had been trained in lateral thinking over 2-year courses at primary school. There really aren't that many of us, & nobody helps us. That districts control their own borders & are split off from one another so it depends on whether your personable that we survive. We will know each other by our belongings. People will live where they'll abide by the laws there, because right now, with the hundreds of thousands of laws we have which are subliminal for "I am an American citizen" or "I am Australian" keep you under the guise that military are there to help you. They don't care about fond memories and smiles which without a person has nothing. You are blowing your budgets faster & faster, & now faster because minds are collecting & together we're able to think deeper things in less words. Pluck one deep thinker practising honesty from a crowd of average thinkers & it will take a lot of average thinkers to replace them, but collect them & people will never see themselves again there'll be such wide generation gap. Let the kids lead, but first you've got to create leaders of them by allowing them to have a good hard look at us and themselves by comparison. For that they are going to need lateral thinking training. I hear it's best delivered from ages 9 to 11. I highly recommend it to every school to get involved. Tournament of Minds Australia seek volunteer judges which they'd only need occasionally. It'd look great on a resume. Collect deep thinkers who practise to be honest. I know this may sound silly, but I call Wednesday 'Ebbsday'. On this day you delete a liability off of your Facebook friends list. Collect collect. I also collect people reared with God complex by people who are practised at looking like who to give to. They didn't rear themselves the way they are agreeing with themselves so much that couldn't take no for an answer. They like attention. The best way I've found to attract them is to tell a mean fragment of truth, something sharp witty, & a then follow it up with some fun ones. They'll laugh with you too avoid the embarrassment of the first thing you said. They make great quest companions lol. *Shrugs*. Deep thinkers practising honesty only. We are not for oppression. Not for human farming, like tech developers do, picking only one or so many breed of someone we should be. These are least barbaric decision to make. People will have pride of place. Will work using a token system, where your district are given tokens when a district fulfilling an order is short. It assumes that that district that is short is poorer. Tokens allow that district large allotments of time to travel. Travel is allowed but discouraged since anyone off anywhere need to make sure that following all their different laws on the way through. The people of districts with tokens may give them to whoever they want.. so be nice. Some places may opt for condoned staged burglaries among them on rotation annually. Here, no one will go without for a very long time. Batteries anyone? Few toothpicks? Parkour? We'll heal. The place will be alive. New group. We get our tech equipment. We open lateral thinking schools & camps everywhere. I need them in Africa. I intend on grabbing the next generation, pulling it back towards & inevitably over the top of us. Everyone.     What we happen if we have a repeat of 2015 when iron ore price dropped to $US40/tonne, BHP/RIO/... had mass layoffs, and (unknown to Eastern States) Perth had biggest recession since 1970s? Is Perth still economically a mining town? This is relevant because iron ore is back towards $US100/tonne, China might have a recession, and experts argue whether we'll have a lithium boom or glut.       @@pablorages1241 Perth has one of the biggest urban sprawls in the world, we simply cannot allow developers to continually pump and dump developments further and further out. The ability to provide services and infrastructure is obviously much more expensive because of the sprawl and relative low density of the outer suburbs. The state govt is encouraging infill housing and relaxing subdivision rules including the building of granny flats. Simply put, we need higher density housing within the existing sprawl, not adding to it. But car parking have now become an issue, even in these outer cookie cutter suburbs, so that issue needs to be addressed. Developers need to be held to a much stricter standard for better designed parking places. They are still building houses for max 2 car family, those days are gone.

      @@ian7033-qj9wg a recent review of perth housing found it had one the highest rates of population density increases in Australia ... some areas being higher than Paris and Berlin ... your information is about 20 years out of date ... Perths power, water and transport infrastructure is failing has it was never meant to support the density levels it is trying to implement ... the difference is Perth has ample land available for housing compared to other countries ... and increased living densities have been shown to increase psychological stress, crime and lower quality of life ... there is absolutely NO REASON for a city like Perth to adopt this policy ... it is done purely for virtue signalling so that Labor can keep their green coalition partners quiet!

Young people are increasingly leaving our capital cities and the country being replaced by millions of low skilled imported migrants per year, especially in 2023-2024. Just like politicians have deceived and betrayed us, RBA about to also drop our economy and aud into abyss by cutting cash rate when they should be raising them above inflation. As small and innovative businesses are collapsing in record speed from stupid political policies we are indeed fast becoming a banana republic where the only things left here are big 4 banks and billion dollar priced apartments 2 million dollar toilet paper rolls

    It should be obvious to anyone that current political party has no interest in solving the housing crisis given covert, deceptive and deliberate policies of biggest ever mass immigration during below 1% rental vacancy rates. Based on continuous dollar devaluation, inflation and mass immigration it only makes sense to me to buy hard assets like property before most of it is sold to foreign buyers

    "The Market" does not understand the qualitative data which is:- Renters have no landlord anymore as they have itchy trigger fingers "sell, sell, sell" for capital gain or socking it in tyo super/smsf for bond yoeld rates 6%. Buyers can't get in because the website listings are going before listing or 50 people turn up and it resembles an Auction in Sydney. Offers way over list prices. Seniors having downsized to buy smaller can't get back into market as house prices getting $150k more than list price so they cant get a new mortgage to meet that speed. Renters will be locked out if surveys by Corelogic and Pipa is true, 40% of landlords plan to sell in 2024 meaning they will be evicted again. Migrants don't know our domestic market and are paying anything to get into houses if it means not renting while they wait for citizenship. Various podcasts are casting doubt on unemployment not going to 5%. Mortgage rates going to 10%. Inflation staying high at 5%.

    Once again. This is nominal growth. That means it’s growing at or below the actual rate of inflation of 6%. So while you see growth everywhere, I see flat or declining prices as the value of money erodes.
